Client Case Study 1:
Our client wished to purchase two buy to let properties. The portfolio needed to create good capital growth over at least ten years and return rental yields of 5% gross and above. Our client required a completely ‘hands off’ service whereby we source, negotiate and manage the property investments from start to finish.
This property in Thyme Avenue, Whiteley was found within a few weeks, purchased for £244,000 in 2015 and had tenants in situ paying £1,000 PCM. This was just shy of the target yield coming in at 4.9% gross. However, we knew that a rent increase was needed, so is now achieving £1,100 PCM (5.4% gross yield).
A recent valuation of the property put the figure at £275,000. This is a 12.7% capital increase in just under two years.
A short while after we sourced a two bedroom maisonette in Locks Heath to compliment the portfolio for our client. Once again returning over 5% gross yield and a 11.8% capital increase within the same time period.
Client Case Study 2:
This two bedroom, fairly new apartment, located in Titchfield Common was purchased in 2016. The RPS team represented our buy to let client from start to finish.
We negotiated a good purchase price (£170,000), as well as progressed the purchase through to completion, liasing with the estate agents and solicitors involved along the way. Whilst the property purchase was progressing the RPS team advertised the property to let, which iliminated any rental void period and a tenant was found at £775 PCM (5.4% Gross rental yield) shortly after completion day.
The property is now valued at £185,000. Realising a capital value increase of 8.8%.
