Your Local Property Market

5 Dec 2016

Big Voice Directories December edition editorial – written by Jason Osborn (Branch Manager – RPS)

First off all the team here wish the readers of Big Voice Directories, a very Merry Christmas and a Happy New Year! A big thank you also goes to the clients of RPS this year, as always, we are very conscious that without you we wouldn’t be here, so thank you again from all the team.

After a rollercoaster 2016, the housing market remains strong in our area. We’ve seen a rise in house prices, with a lack of stock and high demand, which in turn is keeping the local property market stable.

Correctly priced and well-presented homes continue to sell quickly. We have found at RPS that properties are selling within days without being officially put on market! So, competition for decent property in the area can be fierce, especially properties priced between £180,000 to the £350,000 bracket. Although shockingly we have even seen the £400,000 level gain traction too. With a recent sale agreed in Cheltenham Crescent, Lee on the Solent which went for over asking price!

As we come into a new year, comes new optimism for wanting to move. With the Government’s announcement to invest in the UK infrastructure and the housing shortage being a key focus to their plans, we are predicting an active year for the local property market.

It’s not so different in the letting market either. Our lettings department, has seen a large growth in the last twelve months and isn’t showing any signs of slowing, once again the prediction is that this will continue into 2017. Due to the higher number of tenants and high house prices now in the marketplace, rental yields are rising and this level of demand won’t be going away anytime soon!

To summarise, the signs look positive for the 2017 property market, especially on a local level. If you are considering a move it may be wise to get the property ready before Christmas, in readiness for the January rush. Remember if the supply is low the demand is that much greater, improving your chances of a better price on your home. As always, myself and the RPS team love talking property, so please feel free to get in touch! Jason@rowepropertyservices.co.uk
